What happens if I miss the property tax appeal deadline?
In most jurisdictions the right to appeal that tax year lapses, and the assessed value stands until the next assessment cycle. Some states have narrow late-filing or good-cause exceptions, but they are the exception — the reliable path is the next year's notice, which opens a fresh window.
Why don't some counties have a fixed deadline date?
Because the clock starts from a mailed notice rather than the calendar. In Georgia the window is 45 days from the date printed on the county's assessment notice; in Florida a Value Adjustment Board petition is due 25 days after the TRIM notice is mailed. The deadline is real — it just depends on when your county mails.
